Buying a home can be a very complex process and helping you prepare for that is the first step. Knowing all the costs in purchasing a home, arranging a mortgage and specifying your exact needs are all part of the process.
My commitment is to make these tasks less stressful for my Buyers and to help them every step of the way. I familiarize myself daily with all new listings on the market and can show you everything in your price range that fits your criteria.
WHAT SHOULD YOU DO TO BE READY TO WRITE AN OFFER
- Identify the type of home you’re looking for and in what area
- Choose a qualified Realtor
- Become pre-qualified through your Bank or Mortgage Broker
Once we’ve found the perfect property for you, I will help organize a home inspection, be sure you are approved for fire/property insurance, send all necessary documents to your Lender, and Lawyer or Notary. I will address any issues that may arise during the transaction and assist you on your way to a Completed Deal. My goal is to make your Buying experience positive and successful.
STEPS IN THE BUYING PROCESS
PRE-APPROVAL
This should be the first step in the process of buying a home so that you
have a very clear idea of what you can afford. Pre-approval means
contacting a mortgage broker who will determine what you can afford to buy -
based on your income and down payment.
BUYER'S MEETING
Meet with me in our Nanaimo office to discuss what your needs and wants are.
At this time, we will use the computer to find all the listings on the
market that fit your parameters. We will go over the process of buying
a home, step-by-step and discuss your commitment to myself and my commitment
to you.
THE SEARCH
We are now ready to actively start looking for your new home. On a daily basis, I will use the computer to search for all the new listings that may work for you. I will e-mail, call or fax you the listings. You will be constantly updated. Also, you will get advanced notice if any realtor in this office lists a property that may suit your needs. If you come across any property on your own by either visiting an "Open House" or seeing another Realtor's "For Sale" sign please call me and I will set up an appointment to see the house.
Next on the Contract of Purchase and Sale are Completion, Possession and Adjustment dates. Start by deciding what date you would like to take possession of the property.
COMPLETION: is the day money changes hands and is usually a day or 2 prior to possession day. Completion must take place on a weekday (preferably not a Friday) or a holiday. (The Land Title office must be open.)
POSSESSION: is the day you take possession of the property. It can be any day of the week and usually takes place at 12 noon. If completion and possession are on the same day, then possession is usually after 5:00 pm to allow enough time for the Land Title Office to register the property. I will arrange to get keys to you on the possession date.
ADJUSTMENTS: are the day you take over the paying of property charges; property taxes, utilities, etc.
INCLUDED ITEMS: are fixtures (anything fixed to the property) and they stay unless excluded by the seller on this line. Chattels (anything not fixed to the property) must be written in by the buyer. Usually, I ask for all appliances and window covers. Tell me if you want other items included or excluded.
OFFER PRESENTATION
After we have written the offer and you have signed it, we will present the
offer to the sellers and their realtor. Once we agree on a price and
terms and we have a signed accepted offer, the offer is in your control
throughout the subject period (unless there is a seller's subject). A
seller's subject clause is very unusual. Removing the subject clauses
is the final step and once this is done, you have a firm deal. At
least three weeks prior to completion date, you must choose a lawyer or
notary public to represent you in this transaction. You should advise
the lawyer or notary of your intention to retain their services and then let
me know whom you have chosen. I will be sure that all documentation is
forwarded to their office in a timely manner. The lawyer or notary
will ask you to sign papers approximately one week before the completion
date.
MULTIPLE OFFERS
If we are in a situation where there is more than one offer being written on
the property, the process is different. In this case, you may only get
one chance to make an offer. Therefore, you should put your best offer
on the table right from the start. You may consider offering over list
price with minimum subject clauses, as this is often what it takes to win in
a multiple offer situation.

I will prepare a highlight sheet, showcasing your listing and deliver them to every Real Estate office in Nanaimo. I also have highlight sheets placed on the listing signs for potential buyers just driving by, peaking interest in your property and offering even more exposure for my listings. |
